# Work we'd walk you through.

A small selection of recent renovations. Every one of these started as a house that wasn't working, and every one was designed and built by the same team.

P-01 — Whole-home renovation

## Vaulted Great Room

A closed-off floor plan opened into one continuous living, dining and kitchen space beneath a vaulted, beamed ceiling.

The original ceiling was dropped and flat. Raising it to the roofline and exposing the timber structure gave the house the volume it always had but never used — and the new gable glazing pulls daylight deep into the plan.

## Coffee Bar & Open Kitchen

A light, working kitchen with a dedicated coffee and wine bar carved out of what had been dead circulation space.

Quartz with warm gold veining runs across the island and the bar run, tying the two zones together. A stained timber beam marks the threshold between kitchen and dining without closing either off.

## Reclaimed Brick Kitchen

A farmhouse kitchen built around a reclaimed brick floor, with beadboard cabinetry and a professional range at its center.

The brick was laid in a running bond and left with a lime-washed joint, so the floor reads as though it predates the cabinetry above it. Everything else — the beadboard, the matte black hardware, the walnut trim — was kept quiet to let it.

## Oak to Quartz

A whole house carried out of the nineties — kitchen, laundry, stairwell and powder room — without moving a single exterior wall.

The cabinetry was sound, so it stayed: refinished in a soft gray, refitted with matte black hardware, and topped with quartz in place of the tile counters. Underfoot, the penny-round vinyl gave way to large hexagonal tile that now runs continuously from the kitchen through the laundry and out to the stairwell landing. The stairs lost their oak balusters for slim black metal, and the powder room vanity was refinished in near-black with brass fittings and a quartz top.

## Primary Bath Suite

A primary bathroom rebuilt around a walk-in shower and a freestanding tub, with twin vanities along one wall and storage worked into the corner.

The shower is tiled full height in large-format stone-look porcelain, with a frameless glass panel in place of a door and a bench and niche built into the wall. The tub sits under the window rather than against a blank wall, so the room keeps its daylight and its view. Luxury vinyl plank runs straight through from the bedroom, which keeps the suite reading as one space rather than two.
