## Whole-home renovation

Our core work. Reworking how an entire house lives rather than refreshing it room by room — which usually means structure, not just finishes.

- Load-bearing wall removal and beam installation
- Ceiling raising and vaulting to the roofline
- Full floor plan reconfiguration
- Window and door reframing for daylight
- Systems upgrades — electrical, plumbing, HVAC

## Kitchens

The most detailed room in the house and the one most often done badly. We treat cabinetry, stone, tile, lighting and appliances as one coordinated package rather than five separate orders.

- Full custom cabinetry
- Quartz, marble and natural stone fabrication
- Tile and specialty backsplash installation
- Islands, coffee bars and butler's pantries
- Appliance specification and integration

## Additions & structural

When the house simply needs to be bigger, or when what's holding it up needs to change. Engineered, permitted and framed in-house.

- Room and single-story additions
- Structural reframing and engineered beams
- Foundation work and underpinning
- Roofline alterations and dormers

## Bathrooms

Today's bathrooms have become a place to relax and unwind from a long day. Showers with wand sprays, large frameless glass doors, soaking tubs and heated flooring invite us each day and remind us to recharge.

- Frameless glass shower enclosures
- Wand, rain and multi-head shower systems
- Freestanding soaking tubs
- Heated tile flooring
- Vanities, quartz tops and undermount basins
- Full custom cabinetry

## Design & documentation

The design half of design-build, produced in-house so nothing is lost translating a drawing into a building.

- Existing-condition survey and measured drawings
- Layout studies and design options
- Permit sets and county submissions
- Finish, fixture and material specification

## Four stages, no handoffs

The same people who measured your house are the ones who finish it.

Stage 01

### Site visit

We walk the house, listen to what isn't working, and give you an honest read on what's possible and roughly what it costs — before anyone signs anything.

Stage 02

### Pre-Construction, Design & drawings

Measured drawings, layout options and material selections, revised with you until the plan is genuinely resolved.

Stage 03

### Permits & schedule

We prepare the permit set, handle county submissions, and lock in trades and a schedule before demolition begins.

Stage 04

### Build

One team, live updates through our online portal, built on transparency. We walk our clients through every detail, from start to finish.
